Keep the costs distinct
Trace and access can cover finding the source of a leak and damage caused by reaching it, where the policy includes that cover. Repairing the source and repairing consequential water damage are separate questions. Limits, excesses and exclusions depend on the policy.
Ask the insurer or broker what needs approval before investigation or opening-up. External pipework may be treated differently from pipework within a building. Howden explains trace and access cover.
Provide a factual investigation record
- Identify the job, block and areas inspected.
- State the instructed scope and access limitations.
- Include relevant observations, readings and properly identified images.
- Distinguish the likely source from confirmed findings.
- Explain recommended checks and remedial scope.
What a report cannot promise
A technical report does not decide legal liability, guarantee payment by an insurer or promise a reduction in the claim. The policyholder and insurer still need to consider the policy and circumstances.
Expert-witness work is a separate appointment. An ordinary survey report should not imply that status.
